Corcoran Sunshine Marketing Group is seeking an On-site Sales Director based in a new development project located in Asbury Park, NJ. The Sales Director plays a key role in achieving sales goals and overseeing the day-to-day operations of the sales office and will be responsible for cultivating a positive team environment. The individual will report to the EVP, New Developments and will be working closely with the Developer.
Duties include but are not limited to:
Generate weekly traffic reports for client and corporate
Liaison between the client and corporate
Provide compelling and informative sales presentations catering to prospect's needs, values and concerns
Show apartments extensively to customers and discuss features and amenities of the building
Provide easy to follow instructions on the approval process
Follow up with customers and outside agents via phone and email. Be sure all leads are actively pursued appropriately.
Work with the EVP of New Developments, Project Manager and development team to negotiate terms and facilitate the signing process. Follow up on all questions, concerns and requests of prospects or their agents.
Identify cross-marketing opportunities in the community and with vendors.
Job Requirements:
Bachelor's degree or equivalent preferred
Minimum of 3-5 years' experience in new developments or brokerage
Minimum of 1-2 years' experience in a management role
Must have a valid Real Estate Salesperson or Associate Broker License
Must have strong knowledge of all aspects of on-site operations
Strong ability to interact successfully with potential residents
Ability to multi-task, prioritize and be flexible with changing business needs in a team environment
Excellent written and verbal communication skills
Proficient in Microsoft Office Suite
Must be detail-oriented with excellent organization skills
Ability to interact successfully with both internal and external customers at all levels
Professional demeanor and ability to diffuse difficult situations in a calm and professional manner

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
